A leak has two locations: where the water comes in, and where you see it. They are frequently not the same place, and the gap between them is why leaks get repaired more than once.

Replacement is the larger decision, and it deserves a proposal you can actually compare against another one. That means a scope that lists what's excluded as plainly as what's included. That means materials named rather than described by category, exclusions stated plainly, and every roof area on the property accounted for rather than just the main one.

Tile roofs are everywhere in this market, and they're genuinely durable. They're also the roof type most often misunderstood, in one specific and expensive way. The tile is a protective shell. The underlayment beneath it does the waterproofing, and it wears out a long time before the tile does.

Four options, and the difference between them is money. Worth understanding before you compare proposals, because two contractors quoting different options aren't quoting the same job. Targeted repair, partial underlayment work, a full lift and relay, and complete replacement are four genuinely different jobs, and a proposal that does not say which one it is quoting cannot be compared to anything.

Shingles are a complete system, not just the layer you can see. Underlayment, starter course, flashings, edge metal, penetrations, ventilation, fastening, and decking all have to work together. In this climate the parts you can't see decide how long the parts you can see will last, which is why the underlayment specification matters more than the shingle brand.

Low-slope roofs don't shed water. They move it, slowly, toward a drain or a scupper, and they depend on the surface staying intact the whole way. So a small defect on a flat roof has water sitting directly on it under pressure, where the same defect on a pitched roof would still shed. Drainage carries the whole system.

Coatings get oversold in this market, so let's be precise about what they do. On a sound, dry assembly a coating resets service life at a fraction of replacement cost and can often be repeated. On a roof that is genuinely finished, it buys a short deferral and you pay for the replacement anyway.

A letter from your insurer about roof age or condition usually arrives with a deadline and not much explanation. Here's what a roofing contractor can actually do about it, and what we can't. Send us the letter rather than describing it. The deadline and the specific deliverable are almost always stated in the document, and they vary more than people expect.

Most of the valley is stucco over block or over framing, and stucco fails from movement and sun rather than from moisture. Advice written for a wet climate does not transfer.
