Six steps, the same on every project. What changes between a repair and a full replacement is how long each one takes, not whether it happens.

Step 1: Listen and Triage
What prompted the call, the property type, the roof system if you know it, how urgent it is, whether there's a deadline attached, what work has been done before, and what access looks like.
Prior work matters more than people expect. A roof that's been repaired three times in the same area is telling us something before we've climbed a ladder.

Step 2: Inspect and Document
We assess what's safely accessible and record it: photographs labeled by roof area, drainage, flashings, penetrations, transitions, and system-specific conditions, plus any interior evidence you can show us.
Where access or safety limited what we could see, the report says so. A report implying full coverage when half the roof wasn't reachable isn't documentation, it's decoration.

Step 3: Explain the Options
Findings are organized into real choices rather than one recommendation presented as inevitable.

Further investigation, when that's genuinely the honest next step. Most roofs have more than one defensible answer. You should hear what they are and what each costs.

Step 4: Provide a Clear Scope
Materials, removal and disposal, what we're assuming, what's excluded, property protection, warranty terms, schedule, payment terms, and how concealed conditions get handled.
The exclusions section is the one worth reading twice, on our proposal and on anyone else's. A low number with a thin scope isn't a better price, it's a different job.

Step 5: Execute and Communicate
Access and staging arranged in advance. Property protection before work starts. Communication during the work rather than after it. Weather handled with the roof protected at the end of each day. Changes documented, priced, and approved in writing before they happen.

Step 6: Verify and Hand Off
Final inspection, punch list, completion photographs, warranty documents, permit records where applicable, maintenance guidance, and follow-up.
The documents matter beyond the project. They're what you'll want for a carrier, a buyer, or a manufacturer warranty claim years from now, and reconstructing them later is difficult to impossible.
