The Tile Is Not the Waterproofing

This is the thing worth understanding before any other conversation about a tile roof.

Tile is a protective and decorative shell. It sheds most water, shields what's underneath from sun and impact, and can last a very long time. The layer doing the actual waterproofing is the underlayment beneath it, and underlayment has a considerably shorter service life than the tile above it.

So a roof whose tile looks perfect from the street can be leaking, and frequently is. When we tell a homeowner with an intact-looking tile roof that the underlayment has failed, that's not an upsell. It's the normal life cycle of the assembly.

Concrete Tile and Clay Tile

Concrete tile is the more common of the two here. Clay holds color differently over time and behaves differently under foot traffic. Both are heavy, both are brittle enough that walking them carelessly creates breakage, and both come in profiles that manufacturers discontinue.

That last point drives more project decisions than people expect. If your profile is no longer made, matching a handful of replacement tiles becomes a sourcing exercise.

Why Arizona Tile Roofs Outlive Their Waterproofing

Why Arizona Tile Roofs Outlive Their Waterproofing

This is the single most useful thing to understand about a tile roof, and it catches out more homeowners in this market than anything else.

  • The tile is a protective shell. The underlayment beneath it does the actual waterproofing, and it wears out considerably sooner. A fifty-year tile is not a fifty-year roof.
  • Useful question to ask any contractor quoting a tile roof lifespan: what exactly are you quoting the lifespan of, the tile or the waterproofing?
  • Watch for tile that still looks immaculate on a roof that is leaking. Appearance from the street tells you nothing about the layer that matters.

Budget for underlayment work well before the tile itself needs replacing. It is the largest single roofing cost most tile owners face.

The Parts of a Tile Roof

  • Tile, the visible shell
  • Underlayment, the waterproofing layer
  • Flashings at walls, chimneys, and equipment
  • Valleys, where two roof planes meet and water concentrates
  • Transitions to low-slope areas
  • Penetrations for pipes, vents, and rooftop equipment
  • Fasteners and battens
  • Decking underneath it all

Common Tile Roof Problems

Broken and slipped tile after wind. Exposed underlayment where tile has moved. Leaks concentrated at valleys, walls, and penetrations rather than in open field areas. Damage from foot traffic, often from another trade servicing rooftop equipment. Previous repairs that were done with incompatible materials. And recurring leaks in the same place, which usually means the underlying cause was never addressed.

Your Service Options

There's a real range here, and the right answer depends on how far the underlayment has gone. Options run from targeted repair through partial underlayment work, lift-and-relay, and full replacement. See tile repair and underlayment for how each one works.

How Long Tile Roofs Actually Last

This question has two answers, which is the source of most of the confusion.

The tile itself can last for decades and frequently outlives the people who chose it. The underlayment beneath it cannot, and it's the underlayment that determines when significant work is needed. A roof described as having a fifty-year tile is not a roof with fifty years of waterproofing.

We won't publish a number for your underlayment, because original specification, sun exposure, ventilation, and installation quality move it substantially. What we can do is lift tile in representative areas and tell you what condition the actual material is in.

Workmanship and Manufacturer Warranties

On a tile roof the warranty conversation should be about the underlayment, not the tile. Tile carries long manufacturer coverage and generally deserves it. The waterproofing beneath carries its own separate terms and is what determines when you face significant cost again. We put both in writing alongside our workmanship warranty, and we will tell you plainly which of the three actually applies to whatever goes wrong.

See warranties for how workmanship and manufacturer coverage differ and what each actually pays.

Frequently Asked Questions

The tile itself can last a very long time, which is why tile is popular in this market. The underlayment beneath it has a shorter service life and is usually what determines when major work is needed. Rather than quoting a lifespan for your roof, we assess the actual condition of the underlayment and flashings, because installation quality and prior work affect this more than age alone.

Yes, when the surrounding underlayment is still serviceable and a matching profile can be sourced. Individual tile replacement is a common and sensible repair for localized wind or impact damage. Where the profile has been discontinued, or where broken tile is a symptom of underlayment that has already failed, replacing tiles alone treats the appearance rather than the cause.

In most cases yes, and that's the basis of a lift-and-relay project. Tile is carefully removed, stored on site, and reinstalled once new underlayment and flashings are in place. Some breakage during removal is normal and unavoidable, so the scope should include a replacement allowance and address how discontinued profiles will be sourced.

A periodic inspection before monsoon season and a review after significant wind events covers most situations. Any time another trade has worked on the roof, whether for solar, HVAC, or satellite equipment, it's worth checking for foot-traffic damage. Because the underlayment is hidden, visual condition from the ground tells you very little about the roof's actual state.

Areas We Serve

We inspect roofs throughout the valley. The five cities below are the largest ones we cover.

Don't see your town on the list? Please get in touch anyway. Those are the five largest cities we serve, not the edges of where we go, and we cover plenty of the valley beyond them. We confirm coverage by property address rather than by city name, because municipal boundaries and practical service boundaries rarely line up, and we would rather tell you straight away than have you assume we cannot help. See our full service area for every city we cover today and where we are heading next.
